What to look for when considering a roof replacement

As the consistently warm temperatures drives Chicagoland residents outside, many homeowners are walking their property to look for any damage caused by the winter. If you are concerned about your roof, but aren’t quite sure what to look for when determining if it is time to replace it, there are a few signs to keep your eyes peeled for. Choosing to replace your roof when these warning signs show up can save you money in the long run, as damaged or weakened roofs can lead to significant leaking and other problems.

Missing shingles

As you take a look at your roof, be sure to notice the shingles. If you see any shingles are missing, it is time to call a roofing professional for a consultation. Not only can missing shingles be an indicator of a bigger problem, these missing components can lead to leaking or quicker roof damage.

 

Discolored shingles

If your roof still has all of its shingles after winter, take another look for shingles that appear to be discolored. This discoloration, on an individual shingle or a patch of shingles, can forewarn damage or concern for the health of the entire roof. Remember, you should aim to have your roof replaced every 12-20 years, depending on the material and on the wear and tear. If you are inching towards this mark, discolored shingles can be the first indication that it is time for a replacement.

 

Water spots on the ceiling

Not all signs of an old roof are noticed from the outside of your home. Take a look at your ceiling inside, taking note of any stains or possible water damage. These signs can point to a problem in one area of your roof, which means a replacement could be a wise investment.

 

Signs of animal activity

Finally, even the newest of roofs can sometimes show signs of wear thanks to curious critters. If your roof is showing signs of animal activity, such as scratched or displaced shingles, call in a roof professional to determine the amount of damage. It is best to see how far the damage has affected the roof and determine a repair plan with an expert.
